I have a old mobile home on 1/2 acre land it’s 2 bedroom 1 bath and has a 12×12 storage building behind the home. Some repairs need to be done but I will take that off of rent if the Resident has reciepts. The mobile home is also 30 miles from town and it’s in a subdivision.
Look at your local Real Estate (MLS) Multiple Listing Service sites on the Internet. You can find comparable pricing and you may also consider listing through a Realtor. Realtors usually charge a one time fee to list it or you can find one to manage it for a monthly fee. Each option should give you a say on who you actually rent it to.

You need to discover what other 2 bedrooms rent for. You do the repairs and don’t expect tenants to take care of your property.
